What is a BER


A Building Energy Rating (BER) is a certificate that indicates how energy efficient a home is on a scale from A to G1. It is calculated using a software tool called DEAP that considers the energy performance and carbon dioxide emissions of the home’s heating, ventilation and lighting systems. The BER does not depend on the energy consumption of the occupants, but on the building itself and its installed systems

When building a new home a BER certificate is necessary in building compliance but also when drawing down on your mortgage so it is required for all new builds.

Legal requirement for selling and renting

Whether you have lived in your home for 30 years and are wondering how energy efficient it is or you have recently renovated and retrofitted a second hand dwelling. You might have bought and moved into second hand older dwelling, a BER is legally required for selling or renting out your property.

Grant applications & Green Mortgages

Solar panels, new windows or an overall retrofit of a existing dwelling you have bought or are renovating. BER certificates are required for grant applications and if a house has been retrofitted.  With a new and updated accurate BER certificate reflecting any changes and improvements. You can then apply for a Green Mortgage with your bank for a lower interest rate, possibly making substantial savings over the course of your mortgage.
